My company always puts five to six comparables within each appraisal report. The typical appraisal report contains only three comparables and they are charged for each extra comparable. Our reports always contain an explanation within the addendum section explaining what the adjustments were based on within the sales grid. This allows the reader to understand the methodology that was used within the adjustment sales grid. This also helps them to understand the reasoning of how we arrived at the final Estimate of Value for the Appraisal Report.
